Local Property Services
East Leake is well served by two excellent estate agents and for many people the service they provide is well worth the cost. Nevertheless if you want to widen your scope and save a great deal of cash at the same time, there are alternatives and like so many other procedures and formalities that seem to be dominated by so-called "professionals", they are fairly routine if you're prepared to put in a little effort. Save yourself £1000s by selling or letting your property online with a free advert
on the House Ladder website where there are over 400,000 property seeking visitors each
month. You'll find volumes of useful information and detailed instructions on the pros & cons of selling or
renting a
property. You are in full control throughout the procedure
Before you simply surrender the sale or rental management of your property to an estate agent,
consider what it involves, how much it will cost and what other options you have.
Ensure that you can employ more than one agent or switch to another one if you're dissatisfied.
Reserve the right to sell or let your property on the internet or elsewhere (on this website
for instance).
If your house requires a Home Information Pack, whatever else you do, do not let the estate agent arrange it because it is invariably more costly or ties you into a more expensive contract since the agent will own it, even though you really pay for it. It's not difficult to do and you can order your own at House Ladder for much less.
Not least of all you get this superb 39 page ebook where you can learn the secrets
of the Professionals. It is packed with information to help you with your
property dealing as follows:

You can trust the Trust Mark
TrustMark is the Government backed initiative, supported
by the building industry and consumer protection organizations, that helps householders find
reliable and trustworthy
tradesmen to carry out
repair and improvements to the inside and outside of their homes.
It covers all kinds of trades from builders and plumbers to roofing specialists and landscape gardeners, even electricians, so if you've had a bad experience in the past this is a good place to start.
What makes selecting a TrustMark tradesmen so worthwhile?
-
A firms technical skills have been independently checked through
regular on-site inspections, as well checks on their trading records and financial position;
-
The firm has signed up to a code of practice that includes insurance, good health and safety practices and customer care;
-
The approved scheme operator has checked and will continue to monitor their quality of work, trading practices and customer satisfaction;
-
The firm will tell you about any building regulations you must meet and may be able to give you the certificates you need.
-
If you have a problem or disagreement with the firm, there will be a clear and user-friendly complaints procedure to help sort out the problem;
-
If the firm doesn't automatically provide insurance cover you will have the option to buy a warranty.
-
Using the TrustMark website: www.trustmark.org.uk you can search the list of approved organisations, which have nearly 14,000 TrustMark registered tradesmen on their books.
-
If a firm displays our TrustMark logo, you know that a trade association or other approved certification organisation such as NAPIT has checked the firm and found that it meets certain standards set by the Government.
We strongly advise that you NEVER buy goods, services or engage tradesmen who call at your door. Cold calling is now regulated by licence and anyone who calls at your door without being invited or having proper authority commits a criminal offence, even if they carry ID with them. Just say no, close the door, then call Trading Standards on 0115 993 4800 with as much information as you can, such as vehicle registration numbers or other identification. Not everyone they call on will be as assertive or streetwise as you so you will be doing a worthwhile public service and possibly saving one of your neighbours a small fortune.
